We opened our doors in May 2020 in the mountains of Apolong, Valencia, fifteen minutes uphill from Dumaguete. The compound has grown into sixteen fully-furnished apartments, studios, and a standalone bungalow. The landlord lives on site, so anything that needs fixing is handled the same day, by someone who actually cares about the place.
We work month-to-month, with no automatic long-stay discount. If you tell us you'd like to stay longer, we take it as a compliment. Kindly send us a message on WhatsApp to ask whether we have vacancy and to let us know which category you'd like (apartment, studio, or bungalow) — and from there we can talk about the monthly rent.
One month's rent as a refundable security deposit. We return it at the end of your stay, less any unpaid charges or damages. No hidden costs.

Rent is due on the 2nd of each month, paid in cash. Each rental period runs as a full calendar month.
The lease is month-to-month with no fixed minimum. When you're ready to leave, simply send us one month's written notice and you'll move out on the last day of that calendar month. We'll do a friendly inspection together, settle any final charges, and return your deposit.
Yes, every resident has full access. The pool is reserved for residents only (no outside visitors), and we ask everyone to follow the simple rules posted at the pool. It's cleaned every morning and open from sunrise to sunset.
Up to two people per apartment, studio, or bungalow. The units are intended as a place to live, not for short-term hosting.
The internet is a 600 Mbps PLDT enterprise fiber line, with 80 Mbps guaranteed in every unit. The router and access points are battery-backed, so the Wi-Fi stays on through brownouts. Comfortable for video calls, streaming, and a full day of remote work.

Purok 2, Barangay Apolong, Valencia, 6215 Negros Oriental. We're 300 metres off the main road, above Forest Camp and just below Casaroro Falls. About 15 minutes to Dumaguete and 25 minutes to Sibulan Airport. Look for the yellow BigRock sign on the main road, and follow the arrow up the lane.
